Reservation Policy

Taxes: All rates are subject to applicable Hawaii State Taxes, which currently include General Excise Tax (GET) of 4.167% and Transient Accommodations Tax (TAT) of 9.25%.

Rates/Fee: All rates are per night, based on a minimum stay of five (5) nights - or a minimum stay of ten (10) nights for holiday- season reservations. Any stay less than the minimum requirements may be subject to additional fees. Some properties are subject to guest services fees, registration fees, and/or parking fees.

Occupancy: Restrict occupancy to the pre-approved number of occupants. Extra occupants will result in additional charges and may serve as just cause for eviction or termination of the reservation.

Payment Policy: To confirm a reservation for up to a 20-night stay, a three (3) night deposit is required, and the final balance is due 45 days prior to arrival. To confirm a reservation in excess of a 20-night stay, a minimum deposit of seven (7) nights is required, and the final balance is due 60 days prior to arrival.
CHRISTMAS RESERVATIONS: final balance is due September 1st.

We accept payment by credit card, check or eCheck (some restrictions apply). Transactions on international credit cards (any credit card not issued by a US bank) incur an additional 2.00% surcharge. Security deposits may only be paid by check or eCheck on USD accounts. To pay by eCheck, provide an image of a voided check by email or fax instead of mailing an actual check. All checks or eCheck images must be received by Maui Beachfront Rentals on or before the final balance due date. We cannot accept eCheck transactions within 2 weeks of arrival.

Returned checks or reversed eCheck transactions incur a fee of $25 or 10% of the amount of the transaction, whichever is greater.

We must have a valid credit card on file for all reservations, regardless of method of payment. All cardholders providing payment on a reservation must sign and return a Reservation Policies & Authorization form, even if the cardholder will not be staying in the unit.

Cancellation Policy: You may cancel your reservation for any reason up to the final balance due date or until final payment has been made, whichever is earlier, and get a full refund less a non-refundable cancellation fee based on length of stay:

In view of our strict cancellation policy, we strongly recommend that our guests consider purchasing travel insurance.

Travel Insurance: Travel insurance can be purchased through Maui Beachfront Rentals (MBR) to protect your lodging investment at a cost of 6.95% of room and taxes. CSA offers a 10-day “free look” period. As long as you have not yet left for your trip or filed a claim, you can get a refund of travel insurance premium within 10 days from date of purchase. Otherwise, travel insurance premiums are not refundable. Travel insurance coverage can be purchased up until your final balance due date. Benefits take effect at 12:01 am the day following purchase of the coverage. Additional coverage for other non-refundable vacation costs (such as flights, excursion tickets, etc) can be added onto your CSA policy at the same cost: 6.95% of the additional coverage desired. Damages / Missing Items: Each unit’s inventory is inspected and recorded prior to each guest arrival and again immediately following each guest departure. Charges will be applied to the credit card provided, or deducted from the security deposit, for the repair or replacement of any damaged items or items that have been removed and not returned to the unit. In view of our strict damages policy, we urge our guests to consider purchasing CSA Vacation Rental Damage Protection at a one-time cost of $45.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out or upon receipt of Maui Beachfront Rental’s post-departure room inspection. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy (PDF is an attachment sent with this Reservation Policies & Authorization form, and is also available both on our website or at Vacation Rental Insurance). The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Maui Beachfront Rentals any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Maui Beachfront Rentals directly if you do not wish to participate in this assignment. If you do not wish to purchase the Vacation Rental Damage Protection, a security deposit of $500 USD (or $1,000 USD for specified properties) will be required on or before your final balance due date.

This security deposit is payable by check or eCheck only in US funds - on or before your final balance due date. Checks provided for security deposits will be deposited; refund checks will be processed 10-14 business days following departure. For reservations booked within 2 weeks of arrival, we do not have time to clear a check or eCheck and must instead opt for the Vacation Rental Damage Protection at a one-time cost of $45.

Any damages exceeding the damage protection coverage or refundable security deposit will be charged to the credit card provided. Coverage may be purchased up until day of arrival. If you have already provided the security deposit and then elect to purchase the Vacation Rental Damage Protection on or before your arrival date, we will provide a Change of Damage Protection Option form. Once collected, security deposits must be refunded through the normal processing cycle – which is 10-14 business days following departure – even if you subsequently change your mind and purchase the Vacation Rental Damage Protection instead. However, any accidental damages will be applied to the Damage Waiver policy if you elected to purchase it instead.

  • I decline to purchase CSA Vacation Rental Damage Protection and will provide a security deposit by check or eCheck on or before my final balance due date

Late Check-Out: Requests for late check-out must be made 48 hours prior to your scheduled departure, and will be granted based on availability - fees do apply. If available, the charge is a ½-day rate for check-out up to 2:00 pm; a full-day rate for check-out after 2:00 pm.

*If you are scheduled on a late flight, we recommend booking the unit for an additional night to ensure availability. If you are found still occupying the unit beyond check-out time, late check-out fees will automatically be assessed.

Maid Service: Daily maid service is not provided. Periodic mid-stay cleaning is available upon request. We need at least 48 hours advance notice to schedule any additional maid service - fees will apply. If you choose to schedule a mid-stay clean service, it will occur between 9:00 am - 3:00 pm on the scheduled date. Our housekeeping services are unable to pinpoint an exact time for the service. If you schedule a mid-stay cleaning service and then refuse entry to the housekeeping staff, there is a $50 “turn-away fee”.

For your convenience, the unit is stocked with a starter supply of toilet paper, tissue, bar soap, paper towels, dishwashing soap, liquid dish soap, and spare trash can liners. Replenishment of these items during your stay is the responsibility of the guest. Due to allergen risks, laundry detergent is not provided. Personal toiletries are not provided.

Extensive Cleaning Fee: Each unit is inspected prior to each guest arrival and again immediately following each guest departure. Should your unit require excessive cleaning following your departure, additional charges will apply.

All units are designated NON-SMOKING. You have rented a non-smoking home. Each unit is inspected prior to your arrival and immediately after your departure. The process to return a smoke-contaminated unit back into a sanitized non-smoking status can cost in excess of $1,000 depending on the size of the unit. In order to avoid these damage costs, please refrain from smoking in the home, including lanai areas. Should someone smoke in the home or cause smoke to enter the home, the total cost to return the unit to a non-smoking status will be applied to the credit card provided.

Amenities: Amenities and furnishings in each unit are the property of individual condo owners. We do not allow any exchange of furnishings or amenities from any of the units. Units do not come equipped with beach chairs, snorkel/beach equipment, laundry soap, personal toiletries, or food condiments. Some exceptions may apply based on individual owner discretion. Changes in inventory and decor may occur from time to time without prior notice.

Rentals: Rollaway beds, cribs, strollers, and other rental items are available at an additional cost. Requests for these rentals can be accommodated providing we receive at least 48 hours advance notification. MBR reserves the right to pre-approve all on-property third-party vendors if hired directly by guest or guest’s agent. Please notify us in advance if a third-party vendor will be deliverying anything to the unit so that we may determine if access is available. Some vendors do not have the necessary insurance to deliver on certain properties.

Interruption of Services / Disturbances: MBR will make every effort to ensure that all appliances and equipment are in proper working order. Unexpected failure of any equipment/appliances will not constitute a guest refund. Provided that MBR is promptly notified of any property or equipment defects, malfunctions, or damages, be assured that MBR will make every effort to remedy the breakdown as soon as possible to minimize guest inconvenience. MBR has no control and is not responsible for disturbances caused by adjacent properties or from nearby units within the same property. Any incidents reported will not constitute a guest refund. However, be assured MBR will make every effort possible to minimize guest inconvenience within our control. Should a maintenance issue arise, guest will be required to allow reasonable access to the property to perform said remedies, and to make any necessary inspections and repairs. Each property is subject to quarterly pest control services which treat for pests, rodents and lizards typically found in tropical climates. Should a guest report an incident involving any of the above, this will not constitute a guest refund. However, MBR will contact the appropriate licensed contractor to make every effort to eradicate the problem as soon as possible. Maintaining a food-free sink, garbage disposal, countertops, floors, and trash will help to minimize the proliferation of tropical pests.

Lost / Found: Do not leave the unit unsecured at any time. MBR is not responsible for any theft or loss of guest belongings from the property. MBR is not responsible for items lost or items left in the unit upon your departure. Any requests for articles left in a unit to be shipped to a guest are subject to the applicable postage fee and an MBR handling fee of $25.

Release of Liability: Reservations are subject to availability. Because Maui Beachfront Rentals acts as a rental agent for individual homeowners, rental accommodations cannot be completely controlled. While problems very rarely occur, a situation may arise whereby the accommodations specified on your confirmation become unavailable - due to strikes, acts of God, failure of guests to vacate as scheduled, owner occupancy, and/or sale of properties. Maui Beachfront Rentals reserves the right to substitute alternate accommodations up to and including the day of arrival. If Maui Beachfront Rentals has no acceptable alternate accommodations within their own inventory, guest will be provided with a full refund, which constitutes the full extent of liability assumed by Maui Beachfront Rentals.

Hawaii-Specific Disclosures: All beaches and shorelines in Hawaii are public domain. The public has rights of access to the ocean and shoreline from the water to the high-water mark on land. Most beach or oceanfront properties are in hurricane and tidal wave and/or flood zones. June through mid-December is hurricane season in Hawaii. Guests must comply with any evacuation orders issued by local authorities. Hawaii also experiences unpredictable weather with varied microclimates. Temporary power outages or surges and/or phone, cable, internet, or water supply interruptions are always possible. Such interruptions will not constitute a guest refund.

Every reservation must have at least one (1) credit card provided, even if payment is being made by check or eCheck. A separate Reservation Policies and Authorization form must be signed by the cardholder for each credit card used for payment on a reservation.

Payment of Deposit and Final Balance: Prepayment of deposit (or payment in full if reservation was booked after the final balance due date) was authorized at time of booking.

    If there is a balance due, guest will select one:
  • YES - I authorize Maui Beachfront Rentals to charge my final balance, excluding security deposit, to the credit card on file on the final balance due date
  • NO - I will contact Maui Beachfront Rentals on or before the final balance due date to provide credit card
  • NO - I will pay my final balance by check or eCheck (in US dollars only) on or before the final balance due date

This form must be signed and returned, by fax / email / or mail, to convey that you have read and agree to our Reservation Policies and Authorization. Your Directions Letter to access your condo will not be issued until MBR has received this form.
